Recently I was discussing real estate in my marketplace with another agent and came to the realization that not everyone is familiar with my section of the state. Most people from other parts of the country think of Connecticut as one of those tiny specks on the map.
Land wise we are the 3rd smallest state consisting of just over 5000 square miles. To put it in perspective if every state was our size all 50 could fit into the area of Texas. Connecticut is a mid-size state based on population. Our 3.5 million residents make us larger than Vermont, New Hampshire & Maine combined.
The advantage of being a smaller state is the ability to drive to nearby attractions rather quickly. My location is about the mid-point in the state on the southern shoreline. Within about 1-1/2 hours we can be in Providence, Springfield or New York City.
My primary area consists of the shoreline towns of Branford, Guilford and Madison plus the more affordable towns of North Haven & North Branford. Since I am a Connecticut native I am very familiar with many other partsof New Haven County and can offer assistance on an as needed basis from West Haven to Westbrook along the shore or Woodbridge to Wallingford for interior towns.

Connecticut Real Estate Agent with Coast to Coast Connections
With the vast capability of the Internet many homeowners relocating to a new area take on the task of exploring their destination before talking to a real estate agent in their hometown. Sites like Realtor.Com make it easy for prospective buyers to search listings and get a feel for prices. Some even rely on estimates from Zillow.Com to determine the value of their existing property and use that figure to calculate proceeds available for the purchase a new home. In reality you don't save any money doing the work yourself, call a professional Realtor for help.
Most of the people relocating quickly discover during preliminary research that the Real Estate field is flooded with agents. What is not always apparent is that all agents are not created equal. Some work endlessly to help find the ideal home while others may require several calls or emails before they respond.
In an effort to help my clients enjoy top-notch service from Coast to Coast, North to South, I am constantly scouting to increase my network of trusted professionals. These are not just names blindly selected from an Internet site or plucked out by someone working in a relocation company, these are agents I know and am willing to recommend because they meet my high expectations.
So Remember - If you are currently residing in Connecticut and planning to relocate call me before investing numerous hours of research. With no cost or obligation I will analyze the market value of your home and I can give you the name of a great agent in your destination state.

The Best Pizza - New Haven, Connecticut
New Haven Connecticut has a long tradition of fine pizza since the American Pie was born here. By far the most well known places are Sally's & Pepe's of Wooster Street. Presidents and Performers can often be spotted in the area, some seeking the limelight others quietly waiting inline.
During his presidential campaign Ronald Reagan satisfied himself with a Pepe's Pie and when Bill Clinton comes to town he enjoys putting on an apron to make a Pepe's Pizza before sitting down at The Presidential Table. When Robin Williams stop by to see if Pepe's could take care of him he was whisked off to table 10 where he graciously signed autographs while awaiting his feast. Bill Murry, Danny DeVito & even the Fonz prefer Pepe's.
Ol' Blue Eyes was a Sally's fan but not because he was a ladies man, Frank Sinatra's personal assistant was Sal's brother Tony. Sally's attracts other members of the musical crowd including Glenn Miller & Michael Bolton.
The New Haven Debate as to which is better, Pepe's or Sally's will never end. I'm not a fan of long lines and slow service so when in New Haven my selection is Modern! Being a native of New Haven County I can find a good pizza in most of the surrounding towns. Growing up in West Haven one of the favorites was Zuppardi's. To this day I still hear stories passed down to the children about an early date with my wife. Being a guy with a hefty appetite I always ordered one size - Large! Well, my wife wasn't much of an eater and one slice was her portion, of course being the practical & thrifty type I couldn't let it go to waste. Since we were heading out for a movie after dinner boxing it wasn't an option so I finished it myself.. Never expected it to be considered an Amazing Feat!
On the other side of New Haven I used to stop at Sorrento's in Hamden or Angelo's in North Haven but after moving into a new buildings I don't think they retained their original quality. Bilmonte's Pizza Castle was another Hamden favorite but sold out to Eli's, only been there once.
That gives you seven choices for pizza around here. Enjoy!

Multi-Family Listing Agents (Members Only)
My Tee'd Off Tuesday Topic for today came about at my second showing this morning. Last Wednesday I began making calls for properties I planned to show today since I was leaving Thursday for an extended Labor Day Weekend.
Thursday morning before heading north I received confirmation on one showing and a callback from another agent telling me her listing expired at the end of the month so it could not be seen today.
After leaving a second voice mail for the agent that hadn't responded I left for the weekend. When checking my messages while away I had notification that two of the three units in that multi could be seen but no showing instructions were given. After two more messages and unreturned calls the listing agents voice mail was full on Monday night so I called his broker, within an hour I had confirmation.
Well... when I arrived this morning one tenant was sitting on the back porch and told me he was never informed of the showing but allowed us into his home. In the second unit a guy that was sleeping popped out of the bedroom and I thought I'd made a mistake on which unit could not be shown so I quickly got my people out and proceeded to the third unit. After looking around the living room, dining room & kithen we went to the bedroom where a woman was sleeping.... Moved my people out fast and I don't think she ever woke.
Multi-Family homes are typically difficult listings when they are occupied and really need an agent that is willing to do a little work and show the property. Not only did this listing agent not show the units but he made me look bad walking into to homes with tenants sleeping.

New Haven Road Race - USA 20k Championship!
The results are in for the 30th Annual New Haven Road Race. Weather this year was perfect... a crisp Labor Day morning with blue sky and sunshine that brought out a record number of runners exceeding 5,000 for a day at the races.
Events began with the Half Mile Children's Run around the Green. The new earlier start time of 8:15 allowed more adults to cheer the 280 kids on to finish their race. Rounding the corner of Temple & Elm with a commanding lead was 13 year old Jeffrey Raucci who crossed the finish line in at 2:52 running at a pace of under 6 minutes per mile.
This was my second year running so I stayed with the 5k race that drew a field of 2,223 finishers. Since I normally finish in the middle of the pack I don't worry about losing a little time so I stopped for a photo opp after the water station. My finish in 1033rd place was 5% ahead of the mid point of all runners and about 5% behind the middle of my division of men 45-49.
The BIG event in New Haven is the 20k Road Race that is the USA National Championship. It draws in runners from all over the country seeking prize money that is awarded to the top 10 finishers in both the Mens & Womens division. First place receives a $7,500 payday and the cash dwindles down to $200 for tenth place.
In the Mens Division Dan Browne took first place with a race pace of 4:47 per mile. Dan is a West Point Grad and was commissioned with the Army's World Class Athlete Program training with a team of soldiers before accepting a spot as one of the original members of the Nike Oregon Project. Taking Second place was James Carney with a pace of 4:48 and in Third was Jason Lehmkuhle finishing in under an hour with a pace of 4:49 per mile.
The Women's Division also saw top ranked runners in the money. First Place was Alicia Shay, Second went to Elva Dryer and in Third was Kate O'Neill all with a pace of under 5:30 per mile.
Maybe next year you'll see Dan the Running Real Estate Agent do the 20k in New Haven. Don't expect to be in the money though, my pace would be about twice that of these world class runners. In the meantime if you or a friend needs asstistace buying or selling real estate around New Haven, Connecticut you can contact Dan@CummingsTeam.com

Pit Stop in Portsmouth (Members Only)
Labor Day Weekend traditionally marks the end of summer and due to conflicting schedules all season we never had and opportunity to connect with Ann Cummings until this trip. In all my years traveling between Connecticut and Maine I have never taken the time to actually visit Portsmouth. For a city with a population of just over 20k it is surprisingly active. The Market Square area is a great poke around place with plenty of shopping.
Ann's husband, Bear scurried us off to a back alley that most tourist will never find. Sitting dockside we had a view of the port and off in the distance the bridge connecting New Hampshire and Maine.
We enjoyed some food and drink while discussing the area and of course ActiveRain. Flat Matt even made an appearance since he's been keeping a low profile for the summer months. Next Ann gave us a quick Relo Tour of the town before darkness set in.
Our normal trip of under 5 hours turned into a 10 hour adventure. After leaving Portsmouth we traveled north to Freeport for a stop at the 24-hour L.L. Bean Store then continued on to our Cabin on Ann Street.
For more information about Real Estate along the Connecticut Shoreline contact Dan or Sandra Cummings. When you are looking a little further north in Portsmouth N.H. or Southern Maine contact Ann.

Headlines from the New Haven Register have caught my eye during the last few days and made me shake my head in amazement at the foolishness of our government leaders.
A local Doctor at Yale-New Haven Hospital that came to this area a few months ago and his sister, an attorney visiting from Germany decided to play a worldwide running game to make friends.
Well... Some frightened fool called the authorities and the equivalent of the Connecticut Ghost-Busters moved into action. Hazmat crews from surrounding towns descended on the site and with all the wisdom of government agencies decided to evacuate IKEA. Why would the BRAINS have all the people stand around the parking lot so they could inhale whatever potentially deadly fumes may come from the mystery powder? Wouldn't they be safer remaining inside the store?
I'm all for caution concern but if a citizen calls the police after seeing a "runner" mark the ground with "flour" I would expect a little "detective" work to determine the credibility of the problem. The city of New Haven instead calls the FBI and mobilizes experts from all over the state wasting tens of thousands of taxpayer dollars.
Wasting all that money on the preliminary investigation wasn't enough for the New Haven Authorities. Two hours after this fiasco began the Runners returned to the area and tried to clear up the misunderstanding. Instead of excepting the reality that mistakes happen and allowing the runners to enjoy a little food & drink they were tossed into the clink.
As it turns out the flour was spread to mark the trail for a Hashing. This worldwide social event brings runners together for a little fun. New Haven is now charging the German Citizens with a Felony so another round of taxpayer money can be wasted by the prosecution. I'm no legal wizard or rocket scientist but I think I can safely say the odds of recovering all the cost of the government's overreaction from the runners are slim.
Does anyone think the government should be more accountably with taxpayer funds? The Spend, Spend, Spend mentality and endless ability to reach into our pockets for more money has to STOP!

Ouch! - The Cost of Comfort
Here in Connecticut the utility companies are never shy about requesting rate increases. This year the United Illuminating Company that provides us with electricity decided they needed a 50% increase. Somehow the regulatory committee that oversees this electric monopoly agreed that whatever hogwash they were fed sounded good enough to justify the huge price jump. To ease the pain new rates were implemented in three steps with the full amount effective as of July first.
The summertime months of July, August & September bring the largest electric bills since air conditioning is in use. We have been conserving this year and instead of running the air constantly we pop open windows whenever possible. The July bill came and since our consumption was down the total charges were similar to past years.
Well... Mother Nature struck with uncontrollable force delivering many hot humid days during the past month and the damage report just arrived. In years past the typical bill in August would be a little over $300 but thanks to the big jump in electric prices it is now nearly Five Hundred!
I run around the house turning off lights and keep the curtains closed all day to minimize the hot sunlight. Our hot water & clothes dryer is fueled with Natural Gas so I cannot find any ways to reduce usage.... Any ideas?

Hiking The Giant - Sleeping Giant State Park
If you are looking for some outdoor adventure Sleeping Giant State Park in the Mount Carmel section of Hamden, Connecticut offers an abundance of hiking opportunities. The easy to get to location is just 15 minutes from downtown New Haven off exit 10 of I-91.
The hiking trails throughout the park offer something for all skill levels. By far the most popular hike is the easy to navigate Tower Trail. From the base of The Giant the ten foot wide trail gently weaves up 600 feet to the summit. Young children especially enjoy the 1.6 mile walk but remember it is a hike, rocks and ruts fill the path so a stroller does not work very well.
An observation tower it the treat at the end of the trail, well the end for most people, experienced hikers can pick up the Blue Trail and go in either direction but the difficulty increases. The castle like tower is four stories and offers a view as far as Long Island on a clear day.
There is no charge to enter the park but they do impose a parking fee on the weekends. There are typically about 30 or so spaces available on the street for free parking. Facilities are minimal, at the base there is a water fill-up spout, picnic area & restrooms but no concession stand.

Conquering the Sleeping Giant (Members Only)
My running has always been on the road, never spent much time on a treadmill or trails. As summertime continues to slip away I have been thinking more about Localism posts and things I should be doing while the weather is nice. This morning I packed up my gear for a solo run up the mountain.
The Tower Trail at Sleeping Giant State Park is equivalent to about a 5k run. Getting up to the tower is a little tough, 1.6 miles with about a 600 foot elevation change. I was huffing and puffing shortly after my start.
On the trail it is fairly easy, certainly plenty of rocks and trip hazards to be aware of but the path is about 10 feet wide with a gentle slope as it weaves its way to the top. Only hit one rock the wrong way on my way down the mountain but stayed on my feet without any ankle injury so that was a learning experience. The spots of sun and shadow make it a little tough to see all the obstacles.
All in all it was a nice change in my routine. Time wise was about the same as my normal 5k training route but I did have an extended rest halfway thru the run. Used the time for photos so I can do a piece for localism.
Coincidentally when I returned home to relax and read the Sunday paper an article about the 2008 Running Club Calender, a spoof on girlie calenders was in the news. Shoreline Runners showing a little skin for a good cause... Maybe I'll be ready for next year's issue.. LOL

Branford, Connecticut - Rogers Island
Ever wonder how much people are willing to spend for a really special summer cottage? In Branford Connecticut where the Thimble Islands are counted among the pricey shoreline properties the largest amount ever paid occurred over 5 years ago for the astonishing figure of $23.500.000.00 or simply $23.5 Million Dollars.
Rogers Island, which is a 7.75 acre parcel holds the trophy house of the islands, a 27 room tutor style mansion and the amenities on the land includes a tennis court & swimming pool with a bath house. Gardens and golf greens also adorn the landscape. This is just one of many islands in the owners collection. A wealthy widow from Westchester County in New York has been buying up islands during the last decade. She may own eight or more now with houses and a few that are just rocks. She considers them "little pieces of art" and refurbishes them to the grandeur of yesteryear before the Hurricane of '38 swept so many cottages away.
If you are traveling through Connecticut and have an hour or two to spare you can tour the Thimble Islands on one of the many boats leaving from the Stony Creek town dock. Take Exit 56 off I-95 and head south to the Sound, about 5 minutes. Tours lasting about 45 minutes leave a few times during each hour in July & August. Here are a couple of links to Captain Bob's or the Sea Mist piloted by Captain Mike.

Thimble Islands -Branford's Real Estate Rocks
Scattered throughout the Harbor in Branford Connecticut are a series of rock formations known as the Thimble Islands. In the heyday after the turn of the century and leading into the Roaring 20's Branford was considered the Newport of Connecticut. This summertime playground for the wealthy has now been transformed into a private sanctuary for the well-to-do.
At the end of March the Rock known as Cocktail Island closed for a mere $150,000. Since the stone is to small to allow major improvement with today's building code the main function is bragging rights.
If your budget is a little higher you can go for a Rock with a Gazebo & Dock. This particular parcel on the right is currently available for under 400k.
The market for Islands continues to thrive and you are a few months late for East Crib Island ( shown below ) that was snatched up early this spring for nearly 3.2 Million. It includes a lovely seasonal home of 1888 square feet that has 3 bedrooms and two baths.
Fortunately for buyers now in the market during the mid-summer of 2007 the going rate has declined. There are currently three seasonal summer homes listed for sale.
A six room Victorian with a deep water mooring & dingy dock is on the market for $2.4 mil or a 3 bedroom Cape can be had for about $2.5 - A larger Colonial is listed for about the same price on Clam Island.
Contact Dan Cummings - The Running Real Estate Agent for information about any homes for sale in the Connecticut Shoreline towns of Branford, Guilford or Madison. In addition to waterfront properties we have an abundance of year-round homes or condominiums at all price levels.

Today - Think like a Thief!
Yesterday I was stuck on the letter "S" and planned to write a piece on home security but instead wrote about the tragic crime that has been on my mind. Today I woke up with "T" and decided to Think like a Thief.
We have all seen tips about what to do when we go away. Stop your mail and newspaper or have a neighbor bring it in so the pile doesn't advertise the fact that you are away. Place lights on automatic timers so they are turned on and off to simulate activity. These are certainly worthwhile tasks but my concern is not so much for the material possessions that can be replace but more importantly the safety of family members while home.
EXTERIOR precautions make sense to deter criminals when you are home or away.
Eliminate the hiding places - Keep bushes trimmed so you can see, especially around the entryways.
Lock the doors - consider an additional interior safety bar or lock for extra protection while you are home.
Lock the windows - also use supplemental means to prevent opening if the pane of glass is broken.
Remove clutter - Ladders, tools, bats or horseshoes can be used to gain entry or as weapons.
Security System - A monitored system is good but even just the sign of one can be a deterrent.
INTERIOR protection for you valuables and your family.
Keep Cash and Jewlery stored in a safe location that is out of sight.
Keep your eyes and ears open for strange sounds or sights at your home and your neighbors.
Dogs - if you like animals the security value of a large dog is a plus.
Weapons - in a life or death situation strategically placed weapons my save your life.
Think - be cautious before you investigate a noise - when in doubt call authorities.
Remember as law abiding citizens we look at the good and tend to forget there are plenty of terrible people in this world. The turn the other cheek mentality does not always work. Some crime calls for TERMINATION TIME!

How many calories do you need?
Those of you that follow my blog or that of our Fitness Club Queen know we have been discussing eating habits for quite some time. Suzanne follows strict rules that if I understand correctly says something like if it tastes good don't eat it. I on the other hand have always had a hefty appetite and although I try to eat healthier I do not banish any foods and on occasion still enjoy some thousand calorie snacks.
The other day while out with some guys I had a larger than usual lunch, Pepe's Pizza, four of five slices if I counted right. Later that night my wife and I headed to TGIF's for her dinner delight. I decided to eat light and ordered the Atkins meal of Sizzling Chicken with Broccoli.
Suzanne suggested the meal was still out of whack, implied it was filled with calories and way to much fat. I have been the same weight most of my life and since I'm a numbers nut I keep important junk filed just right. The graphic above is my actual body fat analysis from 1994, my first day at the gym. Coincidentally an inch here and there has shifted around but my weight is only one pound less today.
The BMI calculator used today confirms the reading from all those years ago but I have never really known how many calories I should be eating. The first site I found had an easy way to Calculate the Intake but I wanted to confirm the results with a little more sophistication.
The information at the left shows I need 3350 calories per day to maintain my current weight and when putting in a target of losing 1 pound per week the daily intake drops to 2850 calories. Exactly correct since 3500 calories are equal to one point and dropping 500 per day will allow me to slowly melt away, theoretically..
The Quickie Calculation was also quite accurate. Activity level is somewhat subjective. Based on the more sophisticated calculator that show me requiring 3350 calories I am considered a little above moderately active.
For sedentary people: Weight x 14 = calories per day
Moderately active use Weight x 17 = calories per day
Active People use their Weight x 20 = calories per day
Suzanne..... Test out the calculators and let me know what you think!

Fitness for the McMansion
During the last decade as mortgage rates dropped to historic lows and housing prices climbed the new construction in the Connecticut Shoreline towns have mainly been McMansions. Many of these homes include a large bonus room above the 3-car garage that is typically sparsely furnished or cluttered with an abundance of toys.
As the aging Baby Boomer's re-evaluate their housing need the Home Fitness Room is becoming increasingly popular. According to the American Institute of Architects Home Design Trends Survey the Exercise Room has moved into third position as desirable amenities in a home. The Number One feature on the list of specialty rooms is a Home Office and in second place the Media/Theater Room.
As the children age and you are looking for ideas to transform the newly found space in your home designing a personal fitness room may be a good solution for your health as well as your resale value.
Downsizing is also an option, Contact Dan Cummings "The Running Real Estate Agent" to further discuss the housing market.

Do you ever stop to wonder why you work so hard? In the endless struggle to create a better life for our families we often lose the time necessary to enjoy life. While reading the New Haven Register this morning an article that always irks me appeared. It pointed out that today the average American has earned enough to satisfy the Government Thirst but here in Connecticut we continue to work for free until August 2.
Seems so unfair from my viewpoint.... Each year I work harder to provide for my family while Uncle Sam and his growing entourage get more than seven months of my income. How can the runaway spending be controlled?
In the Real Estate business we earn our living on commissions and as independent contractors we are hit harder than the Average American. We pay double into the social security system, we carry our own health insurance policies plus we have a whole slew of business expenses. Sure we can deduct our business expenses but as any accountant can explain you only recover a small portion of the money spent.
The Tax Foundation claimed I'd be done at the end of MAY but their figures are based on working every day of the year. No weekends, No holiday - Just smile and PAY!

Off to my Temporary Office...
I am heading north to my summer office for a few days where cell coverage is spotty and the Internet is non-existent.
After a short getaway I'll return rejuvenated and ready to tackle the everyday real estate needs. In the meantime if something unexpected arises that requires my attention you can leave a message on my voice mail 203-672-2455.
Messages are typically checked a few times each day so be patient and a return call will come your way.

200 Crappy Points, Anytown USA (Members Only)
Just had a thought after reading Maggie's blog about deleted photos. Since the rules keep changing to remove points for uploaded photos and our listings we should write a quick load of crap for each listing that gets disqualified as advertising.... Lets give them some real junk and let the chit hit the fan.

Connecticut Ranch Style Homes
Ranch style homes that dominated new construction during the 50's and 60's make up the bulk of entry level homes in today's real estate market. These one-story homes were often developed in suburban locations on quarter to half-acre lots. Today they offer an affordable entrance into the housing market.
From the exterior home maintenance is relatively easy, painting, window washing and gutter cleaning is typically much more convenient than it is with two-story homes. With one level living interior upgrades are also much simpler. Access from the basement or attic allows easy updates.
Operating cost can also be cheaper because you are not trying to cool rising hot air on a second level during the hot summer months. This is especially attractive to older adults as they contemplate retirement living on a fixed income. The lack of stairs to a second floor is also a plus for the aging population.
The median sales price this year is $275,000 for ranches in NORTH HAVEN. Less expensive homes can be found in EAST HAVEN where the median sales price so far in 2007 has bee $225,000. Branford, Guilford and Madison, The SHORELINE towns also have a variety of Ranches available in the $300-$400 thousand price range.
In today's competitive market it makes more sense than ever to have a Real Estate Agent working for you. When you decide to search for a home don't go it alone. Contact DAN CUMMINGS of William Raveis Real Estate for a free no obligation buyer's consultation.

Understanding Links (Members Only)
Recently when developing a blog I noticed an annoying difficulty with a link. After several months of working within ActiveRain I still do not understand why some links will open in a NEW WINDOW that you can easily close when finished while others that are entered the same way replace the existing data and drop you on your desktop when CLOSED.
Figures..... The example above that I expected to close out of ActiveRain is working today. This is the link I was trying to use in my blog that gave me trouble. Beware once you pick SHORELINE you will leave ActiveRain and might have to login again. It is a link to MLS listings created the same way as the CLOSED link above.
Anyone know why one opens in a new window and the other bounces you out of ActiveRain?

Heart Rate Training
It has been 6 months since Christmas when I received a heart rate monitor and began a more scientific approach to running. Now I'm looking at my historical data without seeing improvement, actually it seems I slowed down.
During 2006 my training consisted of running against the clock. For the first half of the year I'd do the same course around my neighborhood and by summer I developed a new route adding a few miles. Once the cooler weather of fall arrived I combined both routes into a long run. Training was up to 5 days a week with about 30 miles of running.
My first run with the heart rate monitor showed I was pushing to hard with 153 beats per minute. According to the calulation for my age the maximum training rate of 85% should not exceed 146 and the recommended training zone of 65-75% for most runs would be 112-130. I slowed down but this seemed like a snails pace so I programmed the monitor with my age 10 years younger. During races my average heart rate is around 172.
Researching pace and speed I have read articles that indicate your body learns by doing so if I train according to the heart rate and go slow my times will not improve. I'm not expecting to be a gold medalist but I don't want to finish last either... Any Suggestions?

Real Estate Riches - Quick & Easy?
Quite often I wake up at night and aimlessly flip through TV channels in search of interesting content. Last night was one of those occasions where I stumbled into a Financial Guru's Infomercial. This one is coming to the area and he was touting the millions he made in just 18 months. If one program isn't right just flip the channel because someone else may have years of experience teaching millions of people the secrets of success.
You do not need money, there are government grants to help you.
You do not need credit, sellers will be happy to help with financing.
You do not need brains, the systematic program gives you every step.
You do not need to investigate, we provide plenty of testimonials.
Being in the Real Estate Business I'll stop and watch the show wondering if people fall into a hypnotic state and purchase the program. Is it really that easy? Could I be the only Non-Believer?
The only thing you need to do is make a phone call to become wealthy.
Proven system to make thousands of dollars on your first transaction.
Better than nothing down - you can walk away from the closing with cash.
Increase your net worth, develop an income stream and retire early.
In all my years as a Real Estate Agent I cannot recall ever running into a real live success story from one of these programs. At open houses I meet all kinds of people but no one has ever said Carleton Sheets or Russ Whitney showed me the way. Certainly millions can be made selling a dream, wonder how many are living the dream.
I am curious, Anyone have a story of failure or success from these type of programs?

Fairfield Half Marathon 2007
Welp.... My first one is DONE. I was up early this morning and hopped the 6:55 train out of New Haven instead of battling traffic and parking around Jennings Beach. Surprisingly there were not as many runners as I expected to see at Union Station.
I arrived about an hour before the start and got my paperwork done since I did not pre-register. The crowd filled the beach and parking lot and if I recall corrrectly they announced a record number of about 3000 runners.
The Fairfield Half Marathon ( 13.1 Miles ) was a tougher course than anticipated. Starting down on the beach I expected relatively flat topography but there were some decent hills. Below is an elevation profile of the course.
I am not a speed runner so I decided to carry a camera in case I wanted to snap a few shots along the way. My first look back was about the 5k point just after mile three. Noticed a follower approaching so I decided to pack up the camera and head on my way, nothing like a little inspiration to help on the long climb from mile 3 to 5.
Weather was absolutely perfect today. Temp must have been in the mid 70's with no humidity and a slight breeze.
My finish time was not very exciting in position number 1637 but I did complete the run with 6 minutes to spare from my goal of 2-1/2 hours.

Getting High on Exercise. (Members Only)
During the last week or so my blog has taken a slightly grumpy tone.. These are a few comment I received.
Dan why don't you tell us what you real think..............LOL
Sandra I think Dan is in need of a drink.........
WOW! You are on a roll! ......
gosh Dan ....... did someone forget to feed you today? : )
Oh my - do you need some vitamin B? I hear it makes people happy .......
Actually they may be on to something.... The Runner's High has been missing. While preparing for my upcoming Half Marathon I started training a little to aggressively and injured my knee. On June 10th I stopped running and have been hobbling around hoping it will heal.
Six months ago I set the target for this race and the thought of missing it bummed me out. Yesterday was my first day without the slight limp so I seeing glimmer of hope. I'm heading out this afternoon for a 5 mile run and if all feels ok I might go for the 13.1 mile race on Sunday.
If the run doesn't readjust my chemical balance I will Eat, Drink and be merry..... Need more research on the Vitamin B though, when in comes to vitamins and nutrition I'm dumb as stone.
Any suggestions for Happy Food?

North Haven Town Budget : 2007-2008
The second attempt to pass the North Haven Budget succeeded by 136 votes! Since this is the second year of the property assessment phase-in you can calculate your new tax bill using the projected mill rate of 26.26
Here is an example of how the new budget will affect the first house on the list, it happens to be a Raised Ranch in the Montowese Section of North Haven.
7/1/06 Assessment : 203.280 x 28.70 = $5834.16
7/1/07 Assessment : 244.369 x 26.26 = $6417.13
Here is another example that I pulled from the MLS. The house is currently the median priced active listing in North Haven at $399,000.
7/1/06 Assessment : 193.853 x 28.70 = $5563.58
7/1/07 Assessment : 245.606 x 26.26 = $6449.61
Listening to town officials and political cheerleaders talk about maintaining services and just getting by with another bare bones budget is all smoke and mirrors from my viewpoint. Whenever more money shifts from the taxpayers pocket to the town coffers it should be consider it a tax increase.
Here is the Article from the New Haven Register. The 26.26 Mill Rate is projected so it may be adjusted but it appears to be a huge tax increase to me. Government needs to be brought back to reality instead of enjoying the monopoly it has of squeezing the taxpayers to quench the endless thirst for cash.

Are you a good neighbor?
While reading the newspaper this morning I noticed the Guilford Noise Ordinance passed. Seems like a silly law that says commercial and residential property owners cannot exceed noise levels beyond their property lines.
The fact is we all need to step back and think about common courtesy. I contemplate this subject every year around this time. The weather is nice and annoying neighbors constantly interrupt my peaceful existence.
The guy next to me is a lawn maintenance nut with more equipment than brains. He pulls out his big commercial mower and stands on the back riding around his yard for hours a few times a week. He is also the type that likes to multi-task. He'll bring out his leaf blower on wheels and leave that running while he rakes or cuts or whatever he does. Guess his definition of a real man is someone that can make noise with machines.
Down the street we have the fireworks nut, every year from mid-June thru July he'll be lighting off his explosives. What a thrill I wonder.... standing in your driveway in the middle of the afternoon... bang... bang... bang... Grow Up... To top it off our dog is afraid of explosives so it paces around the house whimpering.
At the moment we don't have any underage bikers but that is another common occurrence in my area. A kid on a dirt bike riding up and down the street for hours with the ear piercing whine of a two-cycle engine.
While I'm on a roll I might as well mention the pets. Woof..Woof...Yip..Yap.. No one wants to hear a whining animal all day long. Shut it up or shoot it... either way works for me!

Is it Common Courtesy or Considered Criticism? (Members Only)
Is the glass half full or half empty? Like most questions the answer depends on how you wish to perceive it.
I was actually planning to write a piece on courtesy today but altered my direction after seeing a few comments on Jeff Belonger's blog about Misspelled Words.
His question was do you take the time to notify someone of an error. Here on ActiveRain there are several people whose blog I often read. Many times I may be the first one there and if I notice a typo I shoot off an immediate email so they can make a correction before it gets noticed. Personally I consider notification a welcome gesture to help a friend look better, I don't want a potential prospect to think they are sloppy and do not pay attention to details.
I do the same thing on the MLS. One of the most common reports I email prospects is the flyer view with location map. Quite often on a new listing the zip code will be entered wrong and the map displays the property in a different town or state. I cannot see how anyone would take notification of the error as criticism.
There are also real errors that I point out to friends and they point out to me. One that comes to mind concerns an agent that entered a listing that I thought was way low.... Instead of submitting a full price offer I called her and suggested she bump up the price 100k, she was so confused she didn't even remember what the price should be and when I suggested she review her CMA she responded that the only copy was given to the seller. I held my tongue...
My own blunder was pointed out to me last month by a phone call from Thesa Chambers. Just before heading out for an afternoon run I wrote a blog about an Open House and listed the price wrong. She saved me the embarrassment of having to explain an error to prospects.
The bottom line.... When someone helps you look good say Thanks instead of being offended, it is not criticism.

YES.... I HATE the system that does not WORK! (Members Only)
Talk about the bad way to start your day.... As I do each morning I check a few of my email accounts and log on to ActiveRain for a half hour or so before beginning my work day.
While looking back at a few comments I made yesterday to see if there were any responses I noticed this TERRIBLE two word icon. Next I notice the OFFICIAL ACTIVE RAIN BLOG featuring this junk.
Before I even typed a comment I knew I would HATE it but it is worse than I anticipated....
There are No WORDS to type?????
The system does not allow me to comment on anything.
Yes -
I HATE it

NO HABLO your rights
The latest controversy in New Haven has been Mayor Little John's brainstorm to provide ID cards to help enable ILLEGALS enjoy hassle free services.
If I recall correctly he proposed this foolish idea during his failed attempt to become Governor of Connecticut but backed off when he realized his big fish ideas were not widely accepted outside of his New Haven Pond.
Now he is whining because the Feds decided to have a little round up after the illegal ID program was approved 25-1 by the city aldermen.
I have a question - Any attorneys out there? My understanding of the law is not very sophisticated but I think there is something about "aiding and abetting" that sounds gray enough to lock up the mayor.
Follow me for a minute....
Assuming an ILLEGAL is a fugitive that the mayor is harboring within his city limits can he be charged? Mayor John Jr. is nothing more than a publicity hound. He has stood tall and defied federal immigration law, I say round him up with the next batch of illegals....
It is unfortunate that people striving for a better life wind up being pawns for political kings but the direction of this country has been deteriorating for decades. It is time to say enough is enough - Learn the language, get legal paperwork or get Deported.

The most recent twinkle came on the post Active Rain Prize Catalogue which I thought was a unique and creative piece. A day or two after I read and commented on the subject it appeared as new again since I subscribe to the blog. Seemed strange that it reappeared before I realized it was given a feature star and therefore became new again. Next I noticed the star was missing and wondered if my mind was playing tricks on me.
The star has turned into cosmic debris so I decided to give one of my own to that worthy writing. Here is a link to the newly named Chris Elizabeth.

Approaching my first Half Marathon
Do you have trouble finding time for your exercise routine?
In the fall of 2005 I started walking and completed my first 2 mile event at the Madison Turkey Trot with the first snow of the season covering the ground.
One year later my long distance goal was the 5 miler on Thanksgiving Day in Madison. No snow at the 2006 race but instead we had a hard rain with 30 mph winds and a temp of 40. Even with the chilly conditions I ran in shorts and managed to maintain my 5k pace for the 5 mile rainy race.
Back in January before I discovered ActiveRain I set my running Goal for 2007. The plan was to increase mileage and run a half marathon ( 13.1 miles ). The selected event is quickly approaching and my training has slacked off quite a bit since finding ActiveRain. Looking back at my log during the winter I was running 4 or 5 times a week for a total of about 30 miles.
Once I was infected with Blob-Butt my running dropped to about 15 miles a week. Memorial Day weekend I picked up the pace and tried my first long distance training run of almost 12 miles. It felt ok and I completed the same course today so I should ready for the Fairfield Half Marathon.
Wondering how I should proceed during the next two weeks. My thought is to continue with 5 miles runs every other day and go into the long race with 3 days rest. Any words of wisdom are welcome.

There is something for everyone in this community of 22,000. Very much a suburb, Guilford has many modern amenities like a skate park, a new police and fire station, a 21st century library and a health center affiliated with Yale-New Haven Hospital. But the amenities aren't the first thing you see on a tour of the town. It's the first rate schools with their commitment to quality education It's the natural beauty of the town's scenic roads, wooded lots and location along the shoreline of the Long Island Sound. It's the value that Guilford places on its historic roots - the plaques on its antique homes and the character of its magnificent Green. With an excellent location along the I-95 corridor and accessible by rail, Guilford is a charming town steeped in history with a commitment to meeting the modern needs of its residents.

Guilford GreenAvailability: Open year roundLocation: Downtown Guilford
Description:In its early days, Guilford’s Green was used communally for grazing cattle, drilling the militia and as a graveyard for early settlers. It was also contained a whipping post and it was the front yard for many of the town’s churches and the town hall.Today, the Guilford Green looks like many town parks, but it is so much more. It’s the site of many of the community’s most important rituals -- high school graduations, community fairs, photo sessions for prom night, local weddings and town parades.Guilford’s Green is a source of great pride for residents. In the 19th century, a women’s group raised money to erect 100 lampposts around the green and paid a man to keep them lighted. Each spring these women gathered to rake the green. In the background they heard the ringing of church bells and the firing of the cannon. It has been a long time since the women of Guilford have raked the Green, but the community spirit and pride in this historic landmark remains very much alive today.** Nona Bloomer, The Guilford Green, (The Guilford Papers, no. 3, Guilford Free Library) 1996.

Description:The Thomas Griswold House is a classic New England saltbox dwelling standing on a commanding knoll along a picturesque stretch of the old Post Road in Guilford-now designated as a state scenic road. Thomas Griswold III built the house for two of his sons, John and Ezra, circa 1774, on land that had been in the Griswold family since Thomas Griswold II moved from Wethersfield in 1695.John Griswold, Jr. sold his interest in the property to his cousin George, who also inherited his father Ezra's portion. The house remained in the possession of descendants of George and his wife, Nancy Landon, until purchased by the Guilford Keeping Society in 1958. The Guilford Keeping Society has carried out two major restoration projects, one in 1974 and one in 1995.The house is now furnished in the style of the early nineteenth century, representing the period of George and Nancy Griswold's occupancy. Several items mentioned in George Griswold's inventory are still in the house, including a parlor mirror and a dressing table. One upstairs room is dedicated to temporary exhibits of items from the Society's collection, primarily nineteenth century clothing and Guilford photographs.
